The UCCS corridor: a buyer's guide to North Academy Boulevard.

The North Academy Boulevard corridor is the stretch of northeast Colorado Springs that runs from the UCCS campus north through the 80918 ZIP. It's an anchor of everyday convenience: a university campus, a big shopping and dining center, miles of city open space, and downtown roughly 12 to 20 minutes away. If you're looking at a home like 2552 Blazek Loop, here's the lay of the land.
A campus-anchored neighborhood.
UCCS anchors the southern edge of the corridor. Its presence means more than lectures and football games: the Gallogly Recreation and Wellness Center is open to community members, and University Village, the retail center right next to campus, has restaurants, shops, and the Ent Center for the Arts. Homes within a few minutes of campus are consistently popular with faculty, staff, and graduate students, which keeps the rental and resale markets steady.
Open space at the doorstep.
Few city ZIP codes offer this much green. Austin Bluffs Open Space, roughly 584 acres of city parkland with Eocene-era rock formations and views of Pikes Peak, borders the north edge of the UCCS campus. Pulpit Rock Park sits a little further north in Rockrimmon, and Palmer Park, with its trails, dog park, and sports fields, is right off North Academy. On a weekend morning, a trailhead is closer than the grocery store.
Schools in the mix.
Blazek Loop addresses are served by Colorado Springs School District 11, with Audubon Elementary, Mann Middle School, and Coronado High School in the feeder pattern. Because parts of the 80918 ZIP fall in Academy District 20, we always recommend confirming the address-level assignment with the district's school finder before making decisions based on schools.
Commutes worth knowing.
Downtown Colorado Springs is roughly 5 to 8 miles from the corridor, about a 12 to 20 minute drive depending on the hour. I-25 access is convenient for the commute north to Denver or south to Pueblo. If your work, school, or family life lives anywhere on the north side of the Springs, this corridor keeps the driving short.
What to check before you buy.
For townhome purchases in this corridor, look at the community HOA rules and reserves, confirm parking and guest parking, and verify the school assignment at your address. Then spend an hour at the open space on a Saturday. If that feels like home, you're in the right ZIP code.
